OUR DESIGN PROCESS CONSISTS OF 7 PHASES:

LET US WALK YOU THROUGH THE PHASES OF YOUR PROJECT.

 

1. PROJECT LAUNCH

THE INITIAL DESIGN STUDY WILL INCLUDE SEVERAL COLLABORATIVE MEETINGS TO CLARIFY WHO WILL BE THE MAIN CONTACT AND DECISION MAKER, THE SCOPE OF YOUR PROJECT AND DIRECTION OF THE DESIGN. WE WILL HAVE YOU FILL OUT A DETAILED QUESTIONNAIRE TO LEARN ABOUT THE NEEDS FOR THE PROJECT.

WE WILL NEED YOU TO PROVIDE US WITH ALL RELEVANT INFORMATION FOR YOUR PROJECT LIKE ARCHITECTURAL DRAWINGS, SITE AND PROJECT INFORMATION AND THE CONTACT INFORMATION OF ALL OTHER PARTIES THAT WILL BE WORKING ON YOUR PROJECT WITH US.

WE WILL MEET WITH YOU TO REVIEW PRELIMINARY DESIGN CONCEPT IDEAS AND DEVELOP THE FOUNDATION FOR A FORMAL INTERIOR DESIGN CONCEPT. WE WELCOME YOU TO SEND US ANY INSPIRATION IMAGES (VIA PINTEREST, HOUZZ, INSTAGRAM OR OTHER) DURING THIS TIME.

2. INTERIOR DESIGN CONCEPT

BASED ON YOUR PROJECT REQUIREMENTS AND FEEDBACK, AN OVERALL CONCEPT SHALL BE PREPARED. WE WILL FOCUS ON STYLE, TEXTURE, COLOR, FINISHES, MILLWORK AND CEILING DETAILS, AND OVERALL LOOK & FEEL – AS WELL AS BEGINNING PRELIMINARY FURNITURE SPACE PLANNING. DURING THIS PHASE WE RELY HEAVILY ON CLIENT INPUT AND PARTICIPATION. WE WORK IN CONJUNCTION WITH YOU TO ENSURE A SMOOTH PROCESS AND MAINTAIN CONSTANT DIALOGUE.

3. DESIGN DEVELOPMENT AND APPROVAL

ONCE YOU HAVE APPROVED THE INTERIOR DESIGN CONCEPT, OUR TEAM WILL COMMENCE WITH REFINING ALL THE CONCEPT DETAILS, INCLUDING FURNITURE, FABRIC, FINISHES, FIXTURES AND TEXTILE SELECTIONS. THE DESIGNER MAY ACCOMPANY THE HOMEOWNER TO VARIOUS SHOWROOMS IF NECESSARY.

FOR THE MOST EFFECTIVE DESIGN DEVELOPMENT, WE WELCOME COORDINATION AND COLLABORATION WITH OTHER PARTIES INVOLVED IN YOUR PROJECT DURING THIS PHASE, INCLUDING THE ARCHITECT, A/V SPECIALIST, CONTRACTOR, AND/OR SUB-CONTRACTORS.

DURING THIS PHASE, BUDGET PARAMETERS WILL ALSO BE DISCUSSED, REVIEWED AND AGREED UPON.

ONCE COMPLETED, SELECTIONS WILL BE FORMALLY PRESENTED TO YOU FOR FEEDBACK AND APPROVAL. YOU CAN EXPECT TO BE PRESENTED WITH A COMBINATION OF MATERIALS, FABRIC SAMPLES AND OTHER VISUAL AIDS, SPECIFICALLY POWER POINT PRESENTATIONS. 3D RENDERINGS ARE AVAILABLE UPON REQUEST TO HELP YOU TO FULLY UNDERSTAND THE CONCEPT AND PLAN. ALL DECISION MAKERS ARE REQUIRED TO BE PRESENT FOR YOUR INTERIOR DESIGN DEVELOPMENT PRESENTATION.

DURING THE MEETING, WE WILL NARROW DOWN YOUR OPTIONS ON ALL DESIGN ELEMENTS AND OVERALL PLAN. IF THERE ARE ELEMENTS OF THE DESIGN THAT NEED TO BE REFINED, RESEARCHED OR SOURCED, WE WILL DO SO QUICKLY AND VERIFY YOUR FINAL APPROVAL ON THOSE ITEMS.

APPROXIMATE PRICING OF GOODS AND SERVICES WILL BE PROVIDED, ONCE YOUR SELECTIONS HAVE BEEN MADE. IT IS IMPORTANT TO MAKE DECISIONS EXPEDITIOUSLY THROUGHOUT THIS PHASE, AS VENDOR PRICING AND PRODUCT AVAILABILITY CAN OFTEN CHANGE IF MORE THAN 30 DAYS PASS.

4. CONSTRUCTION DOCUMENTS

SIMULTANEOUSLY WITH DESIGN DEVELOPMENT, WE WILL DEVELOP, EVOLVE, AND REFINE ALL PROJECT SPECIFICATIONS AND INTERIOR ARCHITECTURAL DRAWINGS, CONSTRUCTION DOCUMENTS, FURNITURE PLANS OR OTHER REQUIRED DRAWINGS DURING THIS TIME.

A COMPREHENSIVE SPECIFICATION BOOK FOR THE CONSTRUCTION OF THE PROJECT WILL BE DEVELOPED THROUGH COORDINATION WITH THE HOMEOWNER, BUILDER, ARCHITECT AND PROJECT MANAGER. THE SPECIFICATION BOOK WILL CONSIST OF APPLIANCES, CABINETRY, COUNTERTOPS, FLOORING, HARDWARE, LIGHTING, INTERIOR/EXTERIOR MILLWORK, INTERIOR/EXTERIOR PAINT COLORS/TEXTURES, PLUMBING FIXTURES, TILE/MARBLE SELECTIONS, EXTERIOR PAVERS/ROOF TILE AND OTHER REQUIREMENTS.

DRAWINGS, IF REQUIRED, MAY INCLUDE INTERIOR ARCHITECTURAL ELEVATIONS, CABINET DRAWINGS, FLOOR PLANS, FURNITURE PLANS, REFLECTED CEILING PLANS, ELECTRICAL/LIGHTING PLANS, FLOOR FINISH PLANS, TILE DRAWINGS, ELEVATIONS FOR ALL MILLWORK AND ANY DRAWINGS REQUIRED PER THE ARCHITECT, BUILDING OR CLIENT. THE JMA TEAM WILL EXECUTE THE DRAWINGS AND PROVIDE THEM TO THE CONSTRUCTION TEAM. THIS IS ONE OF THE MOST CRITICAL PHASES OF THE PROJECT AND REQUIRES THE MOST INVOLVEMENT FROM ALL PARTIES.

YOU CAN EXPECT ADDITIONAL MEETINGS OR PHONE CONFERENCES DURING THIS PHASE TO DISCUSS COSTS, TIMING, AND APPROVALS ON FINAL DRAWINGS AND LAYOUTS. TIME IS OF THE ESSENCE DURING THIS PHASE. SPECIFICATIONS WILL NEED TO BE FINALIZED IN ORDER TO FACILITATE A SMOOTH TRANSITION TO CONSTRUCTION AND TO COMPLETE YOUR PROJECT BY THE TARGET DATE.

5. PROJECT MANAGEMENT

DURING CONSTRUCTION, OUR DESIGN BEGINS TO COME INTO FORM. EXPECT A LOT OF ACTIVITY AS EVERYONE PLAYS HIS OR HER PART IN THE PROJECT. WE WORK CLOSELY WITH ALL PARTIES TO MAKE SURE THE CONSTRUCTION IS WELL COORDINATED AND THE OUTCOME IS AS WE INTENDED IT TO BE.

THE DESIGNER WILL REQUIRE SITE VISITS DURING THIS PHASE. TYPICAL SITE VISITS INCLUDE FRAMING, ELECTRICAL, HVAC, AV, ENGINEERING, PLUMBING, AND FLOORING WALK-THROUGHS. YOU CAN EXPECT TO BE UPDATED REGULARLY ON THE PROGRESS OF YOUR PROJECT.

6. PROCUREMENT

AS THE FURNITURE, FIXTURES AND EQUIPMENT (FF&E) FOR YOUR PROJECT ARE FINALIZED, EACH WILL BE PRESENTED TO YOU IN THE FORM OF A PROPOSAL FOR APPROVAL. YOU WILL NEED TO SIGN EACH PROPOSAL AND PROVIDE THE REQUIRED DEPOSIT SO THEY CAN BE ORDERED.

WE STREAMLINE THIS PROCESS FOR YOU SO YOU HAVE EVERYTHING YOU NEED TO GIVE YOUR FINAL APPROVAL AND INITIATE THE ORDER. PROPOSAL APPROVALS ARE BINDING AND ARE NOT REVERSIBLE.

THE PRICES QUOTED ON THE PROPOSAL WILL INDICATE THE MOST ACCURATE PRICING AVAILABLE AND INCLUDE ESTIMATED FREIGHT PER ITEM. YOU CAN EXPECT ON OCCASION MINOR VARIATIONS IN FINAL VENDOR PRICING AND SHIPPING COSTS TO OCCUR AND TO BE REFLECTED ON FINAL INVOICES. THIS IS GENERALLY DUE TO A CHANGE IN MATERIAL COST OR SHIPPING COSTS BETWEEN THE TIME THAT A PRODUCT IS SPECIFIED AND ACTUALLY ORDERED. ADDITIONALLY, TIMELINES ON PRODUCT ORDERS ARE ESTIMATES BASED ON VENDOR INFORMATION, WHICH CAN ALSO CHANGE.

THESE CHANGES ARE OUT OF OUR CONTROL; HOWEVER, WE MAKE EVERY EFFORT TO AVOID THESE OCCURRENCES AND ANY INCONVENIENCE TO YOU. IF THIS DOES HAPPEN, WE WILL NOTIFY YOU OF ANY SIGNIFICANT PRICE OR LEAD TIME CHANGES AS SOON AS WE BECOME AWARE AND PROVIDE YOU WITH AN UPDATED PROPOSAL INDICATING THE NEW PRICING. YOU CAN ALSO EXPECT TO RECEIVE REPORTS PERIODICALLY TO HELP YOU KEEP TRACK OF ALL PURCHASES AND COSTS TO DATE.

ONCE WE RECEIVE YOUR SIGNED PROPOSALS AND DEPOSITS, WE INITIATE ORDERS IMMEDIATELY. WE WILL ACT AS THE PURCHASING AGENT ON YOUR BEHALF. ALL INVOICES AND QUESTIONS FROM VENDORS WILL BE HANDLED BY OUR FIRM. WE WILL PREPARE ALL SPECIFICATIONS AND PURCHASE ORDERS. WE WILL COMMUNICATE WITH ALL VENDORS REGARDING SPECIFICATIONS, ORDERING, EXPEDITING, QUALITY INSPECTIONS, COORDINATION AND TIMELY DELIVERY OR INSTALLATION OF YOUR PROJECT.

WE WILL KEEP YOU WELL-INFORMED OF ANY IMPORTANT DEVELOPMENTS AS THE PURCHASING PROCESS IS CARRIED OUT THROUGH MONTHLY UPDATES. PLEASE LET US KNOW IF YOU WOULD LIKE MORE FREQUENT COMMUNICATIONS ON PROJECT STATUS ITEMS.

7. INSTALLATION AND FINAL REVEAL

THIS IS THE MOMENT YOU HAVE BEEN WAITING FOR! DURING THIS PHASE, OUR VISION FOR YOUR HOME BEGINS TO COME TO LIFE. ONCE THE SPACE IS READY, OUR FIRM WILL HELP TO COORDINATE INSTALLATION WITH ALL RELEVANT PARTIES. WHEN DELIVERIES ARE SCHEDULED, A MEMBER OF OUR TEAM WILL BE ONSITE TO CONFIRM PLACEMENT AND RECEIPT OF ALL ITEMS. WE COORDINATE ALL ASPECTS OF THE FINAL INSTALLATION AND PREPARE THE SPACE FOR YOUR ARRIVAL.

DURING THE PROJECT, WE ARE RECEIVING ALL OF YOUR FURNITURE AND OTHER GOODS IN OUR WAREHOUSE AS THEY COME IN. EVERYTHING IS INSPECTED AND IS AS IT SHOULD BE OR HAS BEEN RETURNED FOR REPLACEMENT.

FOR OUR RECORDS, WE PHOTOGRAPH AND/OR VIDEOTAPE THE PROJECT BEFORE, DURING AND AFTER INSTALLATIONS. WE WILL KEEP YOU WELL-INFORMED OF THE PROJECT STATUS AND TIMING AS INSTALLATIONS ARE COMPLETED.

IF THERE IS AN ART AND/OR ACCESSORIES CONCEPT PACKAGE THAT HAS BEEN APPROVED DURING THE DESIGN PROCESS, THOSE WILL BE DELIVERED AND INSTALLED/PLACED.

ONCE YOU HAVE HAD A CHANCE TO TAKE IT ALL IN FOR A FEW DAYS, WE WILL DO A FINAL WALK THROUGH WITH YOU. YOU WILL CREATE A PUNCH LIST OF ANY SMALL ITEMS THAT NEED TO BE ADDRESSED. WE WILL ATTEND TO ANY LOOSE ENDS, CONFIRM COMPLETION, AND LEAVE YOU TO ENJOY YOUR BEAUTIFUL SPACE FOR YEARS TO COME.
